Step 1: Register Your Home with the County Tax Assessor
and Obtain a Manufactured Home Decal
Purpose: Ensures your home is properly recorded for
property taxes.
What to bring:
- – Copy
of your title (or e-title from your lender if financed).
- -Note:
E-titles are usually available 6 weeks after closing.
- – Brokered
Closing Statement and/or Bill of Sale (should be included in
your closing packet).
- – Valid Driver’s
License.
- – $30 cash for the decal fee.
Tip: Completing Step 2 (DMV address update) before
registration can help streamline this process.
Step 2: Update Your Address with the South Carolina DMV
- – Complete
prior to registering your home with the Tax Assessor.

Step 3: Apply for the 4% Legal Residence Exemption
Purpose: Lowers your primary home tax rate from 6% to
4%. Only for primary residences.
Required documents:
- – Scanned driver’s license
- – Scanned
copies of current vehicle registrations

copy of a current utility bill (showing your name, mailing address,
and service location)
- – Your home
decal number (from Step 1)
- – Tax
map number for your home address (usually completed by the Assessor’s
office)

divorced: copy of your divorce decree
Step 4: Apply for the Homestead Exemption (if eligible)
Purpose: Further property tax relief for qualifying
residents.

who have lived in SC for 12 months
- – Residents 65+
- – Residents
with qualifying disabilities
Note: Cannot apply unless the 4% Legal Residence
Exemption is approved first.
