New Modular and Site-Built Building Codes Take Effect January 1, 2027
South Carolina will begin enforcing the 2024 International Building Code series on January 1, 2027, as modified and adopted by the South Carolina Building Codes Council.
The updated International Residential Code and International Building Code include changes affecting modular and site-built construction, including vapor barriers, stairways, framing, deck flashing, electrical requirements, plumbing inspections and more.
Members involved in modular construction should begin reviewing the new requirements now.

New Law Will Limit Access to Older Eviction Records
Beginning in 2027, qualifying South Carolina eviction records will be removed from the public court index after seven years.
This change may affect manufactured-home community operators and rental-property owners who rely on publicly available court records when screening prospective tenants.
