Modular Homes

Modular Homes are built to the same building code as site-built homes in South Carolina. The same materials are used and the same standards are met.

A key advantage of modular construction is that modular homes are built in sections or modules, which are assembled at the home site. Each segment of the home is built indoors, protected from the outside elements.

Rain or shine factory production of modular homes is efficient and cost-effective. Craftsmen move immediately from one stage of construction to the next without delays from weather or waiting on sub-contractors. The components and materials used in modular homes are purchased in quantity at substantial savings.

These factors mean that a modular home can be built for 10 to 35 percent less per square foot, with the same materials and quality as a site-built home.

Four out of five modular homes sold in South Carolina are built by members of the South Carolina Modular Housing Institute (SCMHI). This Columbia-based business association promotes high standards and represents the industry at the Statehouse, before state and local agencies and in the media. SCMHI publishes a magazine, MODern Times, for the modular industry in South Carolina carrying industry news and information. SCMHI also coordinates events creating marketing opportunities for manufacturers, residential builders, financial, insurance and service/supply companies.
