Community Manager

Reports to:   Regional Manager         

Position Summary:  Primary responsibilities are sales, marketing, advertising, collections, occupancy, community maintenance, staff and resident relations, and expense control for assigned Community or Communities in a given geographical area.

Essential Functions:

§  Sell new, used and foreclosed homes and insurance

§  Manage inventory, marketing and advertising plans

§  Collect all rent and loan monies to meet company delinquency rate

§  Maximize Community occupancy and leased home income

§  Professionally resolve resident complaints and concerns

§  Provide hands-on leadership and management to Sales and Service Team

§  Recruit, train and develop Staff

§  Create and maintain a positive Community environment including resident activities

§  Communicate and manage policies and procedures

§  Create and ensure a safe work environment

§  Protect and maintain Company assets

§  Control expenses

§  Maintain professional behavior which does not interfere with the individual’s work, the work of another Team Member, or the quality of life for Community Residents

§  Additional duties as assigned by Supervisor

§  Duties subject to change, as deemed appropriate by Management

Required Skills:

  • Excellent oral and written communication skills
  • Must be self-motivated, independent and able to work with minimal supervision
  • Strong leadership and decision making skills
  • Demonstrated ability to motivate and manage staff performance
  • Computer Skills including Microsoft Office software products

Education and Experience:

  • High School Diploma or equivalent
  • 2+ years experience in property management

Sales Representative

Reports to:  Community Manager     

Position Summary:    Primary responsibilities are sales, advertising, resident relations, and office duties as assigned.

Essential Functions:

§  Sell new, used and foreclosed inventory at prices set by Management

§  Lease rental inventory to qualified applicants

§  Evaluate potential inventory purchases for Management review

§  Review inventory for refurb needs

§  Write and place effective advertising as directed by Management

§  Offer insurance on all sale transactions

§  Perform sales office duties as directed by Management

§  Answer phones in a courteous and professional manner

§  Create and maintain a positive Community environment

§  Communicate policies and procedures

§  Create and ensure a safe work environment

§  Follow safety precautions and procedures

§  Complete all work in a timely manner, without sacrificing quality

§  Maintain professional behavior which does not interfere with the individual’s work, the work of another Team Member, or the quality of life for Community Residents

§  Additional duties as assigned by Supervisor

§  Duties subject to change, as deemed appropriate by Management

Required Skills:

Careers in the Factory-Built Home Industry

Licensing - Manufactured Home Careers

Some positions in the manufactured home industry require a license from the SC Manufactured Housing Board, a state agency.

These include:  retail dealer; retail salesperson, manufacturer, installer, contractor and repairer. Licensing requirements include a bond, a competency test and a one-day review course. 

Most salespersons begin the process after they have found a position in the industry. Employers can help make arrangements to take the course and test.

Licensing - Modular Home Careers

A Residential Builders license or a General Contractors license is required to install a modular home on-site in South Carolina.   Modular homes can be sold by Residential Builders, General Contractors or Modular Manufacturers.
